My upcoming high school reunion has me remembering songs from the ‘80s and Janet Jackson’s song “What Have You Done For Me Lately” in particular, since “what we do” for our agents is always at the forefront of the minds of the Investors Title team.
When I think back at all the advancements Investors has brought to you over my nearly 4 years here, I realize that there have been many benefits offered and in our eagerness to communicate them to you, a few might have been lost in the shuffle!
Online Library: Although the Online Library has been available for a long time at http://invtitle.com/library/, there are numerous helpful features on it:
Disapproved Builder List: Allows you to check to see if a Builder/grantor is approved by ITIC, so you can be alerted to potential mechanic’s and other liens risk and check with the SC Office regarding “next steps.”
Disapproved Lender List: Allows you to check to see if a Lender has been disapproved by ITIC, so you can avoid potential risks such as a lender’s failure to fund or insolvency.
Sanctions List Link: After 9/11, the Patriot Act and others made it unlawful to do business with known or suspected terrorists and the entire transaction can be voided and fines up to $65,000 imposed. By checking all parties to the transaction – including the principals in an “entity” – you are alerted to a potentially very risky transaction.
Bad Checks Link: In an effort to decrease the number of bulletins you receive, we have provided the link to the FDIC where you can determine if fraudulent checks have been reported by a financial institution.
SC Supplement: It continues to be revised to include “timely” SC-specific underwriting to help you avoid title pitfalls.
ITIC Forms: Many of our forms have changed over the last 2-3 years, so you can go to one place to be sure you have the most up-to-date forms by clicking on the Policy & Forms Manual Volume 2 tab.
